Theva Residency is a small boutique hotel - and open restaurant - about a fifteen minute drive from Kandy's center. The view here of the empire city and the hills that surround it is spectacular.
Having won a couple of international awards for luxury hotels, you can expect nothing but the best of service from Theva Residency, and they deliver this effortlessly. They've been around for nearly a decade (seven years, to be precise!) and now have their own restaurant as well; which is one of the few places in Kandy where you can get really good food.
Fifteen altogether, you can pick from standard Deluxe Rooms, Superior Mountain Rooms, Superior Ground Rooms, Suites, and a Penthouse.
The Suites comes with your own little jacuzzi, and the Superior range comes with a private balcony. Prices range from 25k - 56k for Deluxes to the Penthouse respectively. What you're mostly paying for here, is stellar service and breathtaking views.
The penthouse has an amazing seating area, where there's basically this glass-walled extension furnished with comfy cushions. Furniture is minimal and simplistic, keeping things uncluttered and beautifully clear.
There's a running motif of Kandyan drummers woven throughout the deco, so you'll get wall hangings, bronze artwork, and even the drums artfully arranged around.
If you want to immerse yourself in water and chill, the jacuzzis are strategically placed facing the mountains outside of the glass walls — and there's always the pool if you want a larger waterbody.
Just like the all the rooms, one whole wall of the restaurant is completely made of glass as well — so you get a glimpse of that spectacular landscape thoughout your meal. There's an outdoor terrace as well, which we wouldn't recommend during daytime because, heat. However, it's pretty amazing at night when all the lights in the villages/ town down below are lit up.
Meals are pricey, but quite delicious. Their bread basket and dessert deserves a shoutout, and their waitstaff makes pretty good recommendations based on your taste. We've reviewed the food before and you can check out what we thought of it back then here, but it's definitely stepped up a notch now. An updated review for the restaurant will be coming up soon. Meanwhile, go ahead and let them suggest a drink for you, especially if you're uncertain. Also try their homemade ice cream!
There's a lovely little infinity pool, which goes up to 5 1/2 feet deep, a sauna, and a games room.
The games room is stocked with a bunch of DVDs, books, and a pool table plus a darts board. There's also a bean bag, which we love.
We're just throwing in a bunch of pictures of the view we had 24/7, because it's it's that good. Same view, at different times.
It's just two kilometres away from the Kandy city centre, meaning you're really close to the railway station, bus stands, and everything central in the area; yet you're also isolated from the hustle and bustle because you're in Hanthana.
Theva is on the pricier side of the spectrum, but you're paid back by perfect service, comfortable rooms, and great views. Definitely good for a special occassion.

If you need a very quiet getaway this is ideal. Hotel is situated in a very small land on a mountain slope but due to design you will hardly feel it. The hotels is blessed with a good view overlooking mountains but in the immediate vicinity there is nothing much in terms of activities to do. So if you are hoping for an action packed lively vacation spot, this is not the place. I spent two days last time I visited Kandy and it was very pleasant experience. The staff members are helpful and provide excellent service. The Restaurant and bar area is fantastic during evening hours and ideal for a romantic dinner. The food is presented in a gorgeously on par with any five star hotel. But I did not enjoy their take on Sri Lankan food as they were too plain for My taste. is offered is not on par. The Pool is small but good enough, although it’s meant to be an infinity pool trees from lower level seem to cover some of it. I wish pools was temperature controlled as during evening and outcast conditions it’s too cold. Overall one of the best Hotels I have stayed in Kandy.
